The Boardwalk at Town Center gets national acclaim for design


Boardwalk at Town Center, a 450-home multifamily community situated along The Woodlands Waterway, recently received the ’08 Best Rental Development Up to Four Stories, a national award, at the 25th Annual Best in American Living Award design competition in Wynn, Las Vegas.

No one knows better than the residents of the Boardwalk at Town Center that the luxury multifamily community is a winner.

Located along The Woodlands Waterway, the luxury apartment development rose to the top of thousands of U.S. entrants to receive the ’08 Best Rental Development Up to Four Stories at the 25th Annual Best in American Living Award design competition in Wynn, Las Vegas.

BALA is sponsored by Professional Builder magazine and the National Association of Home Builders Design Committee. Staff members from Professional Builder magazine, members of the NAHB Design Committee and a select group of judges chose winners based on innovative and creative residential designs.

The Boardwalk at Town Center was also recently recognized as the 2008 Project of the Year: Low-Rise winner at the Multifamily Executive and Developer Awards Luncheon.


The Boardwalk boasts 450 apartment homes with an exterior featuring Southern Coastal architecture set in lush landscaping next to The Woodlands Waterway.

“This project was very different from the ordinary projects we do,” said Mark Humphreys, CEO of Humphreys & Partners Architects, L.P. “Thanks to The Woodlands’ unparalleled leadership and vision, we were able to design a community conceptualized with a coastal theme that gives it a true ‘resort’ feel. The ‘Boardwalk’ name is derived from the boardwalks by the water similar to those found in gulf areas. Kayaks and a planned boathouse reinforce the concept. The design utilizes the existing ambiance of the water and common spaces to provide a unique ‘home’ experience for the apartment resident. Following the European preference for renting rather than owning, the Boardwalk offers the ‘feel’ of living in a larger home but in a rental setting.

“The Woodlands’ standards are extremely high for the industry so this project pushed both architects and developers to another level. It’s very rewarding to see the favorable response to the project,” Humphreys said.

Among the amenities are two swimming pools with Jacuzzis, a resort-style health club, a cyber café equipped with a business station, a coffee bar and conference center.

“One of the special features of the Boardwalk at Town Center is emphasis on community,” said Stacy Gray of Cambridge Development Group. “Common spaces like the beautiful Cooking Kitchen bring residents together for classes with a featured chef or wine tasting events that contribute to a sense of community.”

Boardwalk at Town Center property manager Tom Loughridge ranks the rooftop terrace with views of The Waterway and the scenic cocktail terrace with music from the nearby Pavilion as favorites of residents.

“The Boardwalk’s accessibility to pedestrian retail areas, bikes, boats, trams, and water taxis make it very appealing,” said Ron Lightfoot of Cambridge Development Group, “as does the excellent staff for its sophisticated market. This urban project in an urban setting is the best in the country.”

Cambridge Development Group of Houston is the developer of the Boardwalk while Greystar Development & Construction of Houston is the builder. Humphreys & Partners Architects of Dallas is the designer/architect and land planner of the multifamily community. The interior designer is Karen Kramer & Associates of Houston.
