Woodlands house sells for $5 million; becomes one of region’s highest


This home at 85 Grand Regency in The Woodlands recently sold for $5 million, making it one of the top sales in the region.

The home at 85 Grand Regency Way in The Woodlands wasn’t a typical listing for Van Joslin Real Estate when placed on the market earlier this year.

Tucked away in the Carlton Woods development, the home has almost 16,000-square-foot house has an entirely stone exterior. The home features Italian marble and Travertine, a media room with its own lobby and a central courtyard with a fountain. The backyard features an award-winning pool and spa area, and set on an almost two-acre lot, the home overlooks two holes on the Club at Carlton Woods Nicklaus golf course.

Despite a price tag of more than $5 million, the home was on the market for less than 60 days, a good sign, to Hank Van Joslin at least, in times of housing market uncertainty.

“The beauty of this for everybody, for people that own property, is that it shows this is a top dollar community in the world,” said Van Joslin, whose agency listed the home. “If you own something, you don’t have to worry about whether or not you’ll be able to sell it.”


According to Houston Association of Realtors data, the home was the most expensive home ever sold through the Multiple Listing Service in Montgomery County.

Vicki Fullerton, chair elect of HAR, said most homes that are re-sold in the Houston area are listed with The Multiple Listing Service database, and most new home sales are sold through the Greater Houston Builder’s Association. Many new homes are also listed through the MLS.

“I think (the sale) speaks to how popular The Woodlands is, and how international buyers are looking at the homes here,” Fullerton said. “It’s a great success story, and it just continues.”

HAR data for the greater Houston area shows only 27 homes sold through the MLS for more than $4 million. The most expensive, at $9 million, was sold in 2005.

“That’s definitely in the upper price ranges for existing homes in The Woodlands,” said Susan Vreeland-Wendt, director of marketing for The Woodlands Development Co.

TWDC markets and tracks only new home sales, Vreeland-Wendt said.

The family that purchased the home at 85 Grand Regency has had a presence and lived in The Woodlands for years, but comes from another country, Van Joslin said.

The sale of the home was the first of its price range in The Woodlands and the north Houston area, Van Joslin said.

“There are other homes of that magnitude in The Woodlands, but there are not available homes like that,” Van Joslin said. “There’s very few of them (that exist), and the few that there are were built by the person that is living in it.”

A few new homes in The Woodlands and Carlton Woods range as large as about 20,000 square feet of space and cost more than $15 million, Van Joslin said.
